Objective of the loan
The financing requires an amount of €190,450 to be raised in stages. The loan will be used to finance the acquisition of immovable property - a land plot of 0,1007 ha, a dwelling house with a total area of 196,41 sq.m and its annex - a garage, located at Saulės st. 5, Naujojo Lentvario vil., Lentvario mun., Trakai d., Lithuania, and the financing of finishing works. All the properties form an integrated real estate complex. The loan will be repaid by refinancing with another financial institution or from the proceeds of the sale of the completed property. The amount to be contributed by the project owner to the project is EUR 102,550.
About the project
The property is a modern, two-storey detached house with an integrated garage, built on a slope by forming a basement level for the building on the lower side.
Construction of the residential building, which started in 2015 and will be completed by 2022, is now 79 % complete. The building is a non-exceptional two-storey building with a semi-basement, designed using modern structural solutions. The foundations of the building are constructed as pile foundations with a rostrum, the external walls are made of gas silicate blocks and insulated, and the internal partitions are made of expanded clay concrete. The slabs are of reinforced concrete and the roofing is made of imitation metal tiles. The premises have a monolithic concrete staircase, plastic double-glazed windows and metal external doors. The interior finishes are unfinished: the walls, ceilings and floors remain structural, the flooring is monolithic concrete. The building has an individual central heating system, but water, sewage and gas are not installed or connected.
The construction of the building was carried out under a building permit issued by the Trakai District Municipality. A certificate of construction without material deviations from the design (No ACUB-30-220629-00590) was received on 29 June 2022, confirming that the building complies with the design requirements and can be registered as completed to a certain extent.
Characteristics of the building:
- Constructions: masonry, monolithic slabs, concrete staircase.
- Windows: large stained-glass windows in the corner areas, giving the space a sense of light and view.
- The ground floor and the basement level allow for additional functional rooms.
- The garage is integrated into the volume of the building, which is convenient both for maintenance and aesthetics.
- Interior finishing is not done, the installation of electrical and other engineering networks has been started.
According to the analysis carried out on the property and its use, in the opinion of the valuers, the optimal and economically reasonable use of the property is the construction of a single-family dwelling for a permanent family living. The architectural form of the building, the orientation of the windows, the potential of the internal spaces and the environment are adapted to this function. Other uses (e.g. rental project, administrative use) would be less effective due to the specificities of the site.
The site is attractive due to its modern architecture, panoramic views and natural environment, quiet suburban location, large windows and modern layout potential, and the possibility to adapt the house to individual needs. The unfinished finishing and furnishing works reduce the immediate liquidity but give the buyer the opportunity to complete the house according to his/her needs, which is often considered an advantage. Once the fitting out is complete, the liquidity of the property is considered good.
Potential buyers: families looking for a detached house in a quiet neighbourhood; buyers from the city who want to move to the countryside; investors planning to fit out the property and resell it with an added value.
This property is a functional, modern and high-potential detached house, suitable for permanent residence. Although the construction is not completely finished, the project is of high visual and structural quality and the location is attractive. This will result in good liquidity, especially once the property reaches a higher level of completion, and the property itself will be competitive and marketable.
