Pobjective of the loan
The amount of €358,000 is required for the financing, which is being raised in stages. Part of the loan will be used to refinance an existing loan with another financial institution and the other part will be used to start the construction of a real estate project called "My spot", which is a residential block of 37 four-bedroom apartments, two padel courts and a building for a gym and a coworking space. The loan will be repaid by refinancing with another financial institution or from the proceeds of the sale of the property under development. The amount that the project owner is contributing to the project is EUR 1,000,000.
About the project
The project is being developed in 25, 27 and 29 Nerijos Street in Svencelė, Klaipėda district - one of the most promising and fastest growing coastal areas in Lithuania. The plots are located just a few minutes away from the Curonian Lagoon coastline, close to the main water sports centres, sailing schools and recreational facilities. The project consists of three plots of land with a total area of more than 1.36 ha.
The project is planned to build 37 modern four-bedroom houses, with a total of 54 houses to be built in phases throughout the project. The project is aimed at people looking not only for a place to relax, but also for an active community and quality of life at the seaside.
Each house will have functionally designed studios of 19.7 sqm, with the possibility of additional mezzanines of 8.5 sqm on the second floor. All studios will have private fenced courtyards and terraces of 28-38 sqm, creating a cosy private lounge area. Parking spaces are provided for each unit.
The area will include two padel courts, a gym and a modern coworking space, which will not only allow for remote working but also for building an active community. The project is perfectly suited for young people, sports enthusiasts, kitesurfing, sailing and active living enthusiasts.

The territory of the mortgaged land plots belongs to the Borrower, UAB Tarptautinės investicijos, and is formed according to the valid cadastral measurements. All land plots are registered in the Real Estate Register, are undeveloped, but fully suitable for construction.
Easy accessibility ensures quick accessibility both from Klaipėda city and from other Lithuanian cities. The project is easily accessible by main roads via Priekulė and Dreverna, and the centre of Klaipėda is about 30 minutes by car. Nearby are also the port of Dreverna, restaurants, bicycle paths and recreational areas.
The mortgaged property comprises three adjacent plots of land at Nerijos 25, 27 and 29, Svencelė Street, Klaipėda R. municipality, forming an integral recreational area by the Curonian Lagoon. Such a structure of the plots ensures a consistent and harmonious development of the whole project, a coherent architectural vision and a qualitatively planned infrastructure for the convenience and recreation of the residents.
