Pobjective of the loan
The amount of EUR 49 000 is required for the financing, which is to be raised in a single round. Part of the loan funds will be used for the purchase of immovable property - a land plot with the address Nemuno Vingio st. 8, Piliuonos vil., Taurakiemio mun., Kaunas d., Lithuania, area - 0,3737 ha, unique No. 4400-0703-9190, cadastral No. 5267/0010:240, in the cadastral area of Piliuonos, purpose - other, use - territories of one- and two-family dwellings, for the purchase, the other part - for the real estate project, i.e. the design of a two-family block of flats, and other works necessary for obtaining a building permit and the commencement of the construction works. The loan will be repaid by refinancing with another financial institution or from the proceeds of the sale of the property under development. The amount to be contributed by the project owner to the project is EUR 26 000.
About the project
Land plot, unique No. 4400-0703-9190, cadastral No. 5267/0010:240, total area 0,3737 hectare. Purpose - other, type of use - territories of single-family and two-family residential buildings. The plot was formed by cadastral measurements.
The shape of the plot is irregular, the topography is flat. The area is currently unfenced and unkempt: part of the plot is covered with pine trees and shrubs, the rest is grassland. The site is bordered by one undeveloped and two developed plots, as well as a forest and an access road. The property is a separate asset - it has not become an integral part of another asset, is not dependent on it and can be marketed on its own, and would not have a negative impact on the value due to its integrity.
From the data of the Real Estate Register it has been established that the plot is subject to several easements: the right to construct underground and above-ground communications (dominant and servient); the right to construct road easement (dominant and servient). There are also special conditions for land use - the protection zones for electricity grids and electronic communication infrastructure. In the opinion of the appraisers, these restrictions do not have a significant impact on the market value of the property.
The property is not included in the flood risk area.
The current use of the plot is as a territory of single-family and semi-detached residential buildings. Given the existing use and the characteristics of the site, alternative uses are not appropriate. The highest and best use of the site is for residential development, which is the most compatible with both the legal requirements and the characteristics of the site.
Potential buyers are mainly natural persons who plan to build / buy an existing dwelling house and use it for their own purposes.
