The purpose of the loan
The amount of EUR 377 000 is required for the financing, which is raised in stages. The loan proceeds will be partly used to refinance an existing loan with another financial institution, and the other part will be used to refinance the real estate objects, i. e. a 291,91 sq.m. residential house with the address of Kaunas d., Ringaudų mun., Ringaudai, Rasos st. 12, Lithuania, for the renovation of the house and for the completion of the development and installation of a 137,90 sq.m. dwelling house (with terrace) with the address of Kaunas d., Ringaudų mun., Ringaudai, Rasos st. 12A, Lithuania. The loan will be repaid by refinancing with another financial institution or from the proceeds of the sale of the property. The amount to be contributed by the project owner himself is EUR 203 000.

- Land plot: 0,0765 ha
- Purpose: territories of single-family and semi-detached residential buildings
- Residential house:
- Start of construction: 2016
- End of construction (planned): 2025
- Completion rate: 67 %
- Total area: 137,90 sq. m.
- Number of storeys: 1
- Constructions: blocks, metal roof
- Heating: individual system
- Utilities: municipal water supply and sewage
- This is an unfinished residential house which allows the new owner to complete the installation according to his/her own needs.
The total market value of the mortgaged property is EUR 578 000 (Rasos st. 12 - EUR 306 000; Rasos st. 12A - EUR 272 000).
Taking into account the use, location and physical characteristics, the optimal use of the property is individual residential use (the existing use is considered to be the best use), with possible additional uses: two-family residence; investment (rental or resale after completion); development of a residential project (in particular for parcel 12A).
Factors for attractiveness and liquidity assessment:
- good location in the suburbs of Kaunas;
- fully equipped one residential house;
- additional development potential (unfinished house);
- developed infrastructure;
- residential quarter.

The mortgaged property is a residential real estate complex in an attractive location in Kaunas district, consisting of a fully furnished residential house and an unfinished building. The property has a good location, well-developed infrastructure and clear potential for use. Despite the partial completion of the construction, the property is attractive on the market, has investment potential and can be used both for living and investment. The overall attractiveness of the mortgaged property is assessed by the valuers as good and the liquidity as medium, with a tendency to improve after the completion of the construction works.
