The real estate being pledged is located in Vilnius, at 16 Simono Grunau St., in the northern part of the Pilaitė eldership—Naujoji Pilaitė. The property is situated in Zone 57.44, an area undergoing particularly rapid urbanization: new neighborhoods of single-family, two-family, and multi-family residential buildings are being developed there, detailed plans have been prepared, streets are being designed, and utilities are being installed.
Simono Grunau Street is integrated into the Pilaitė street network, so access to other parts of Vilnius is considered convenient. The area is served by the city’s main utility networks—electricity, water supply, sewerage, and street lighting—as well as public transportation. The surrounding area is dominated by new residential construction and a developing urban residential environment.
The location’s appeal is further enhanced by nearby shopping centers, educational, healthcare, and sports facilities, as well as bus stops. The main advantages of the location are its connectivity to the city center and the Western Bypass, well-developed infrastructure, and active development of new residential projects.
The main disadvantages of the location are traffic congestion in Pilaitė during rush hour and the actual distance of approximately 7–8 km to central Vilnius, which can result in longer travel times during the morning and evening rush hours. Nevertheless, appraisers directly assess the property’s overall location as good and suitable for residential and commercial development. SIt is important to distinguish between the neighborhood’s overall infrastructure and the specific plot’s utility connections. At the time of the appraisal, the lot was undeveloped and overgrown with mixed vegetation, and the nearest electrical service connection for the entire complex of appraised lots was indicated to be approximately 50 m away.
