Objective of the loan
The financing requires an amount of EUR 416 000 to be raised in stages. Part of the loan will be used for the purchase of a real estate property - a plot of land with the address Vaidilutės st. 41, Vilnius, unique No. 4400-5782-8342, cadastral No. 0101/0011:371, Vilnius city cadastral area, land plot area - 0,1186 ha, designation - other, use - territories of single-family and semi-detached residential buildings, the other part - for preaparation of a real estate project, i.e. the design of three individual residential houses and other works necessary for obtaining building permits and the commencement of the construction works. The loan will be repaid by refinancing with another financial institution or from the proceeds of the sale of the property. The amount that the project owner himself is contributing to the project is EUR 224 000.

The property is a plot of land located in Vilnius, Vaidilutės str. 41. Unique number of the plot - 4400-5782-8342, cadastre No. 0101/0011:371, Vilnius city cadastral area. Main use - other, use method - territories of single and two-family residential buildings. Total area of the plot - 0,1186 ha. Agricultural land productivity score - 40.
The plot is currently undeveloped: it is unfenced, overgrown with grass and has a few isolated trees. The terrain is flat with no significant slopes. The shape of the site is polygonal, close to an elongated rectangle. The exact dimensions are shown on the plot plan.
The plot is not served by utilities - there are no water supply, sewerage, electricity or other engineering networks. Therefore, their connection is possible only within the framework of a future construction project, taking into account the possibility of extending the territory's engineering infrastructure. The land plot is suitable for its intended use and can be adapted for residential construction.
Complexity of the property: the land plot constitutes a complete whole, suitable for its intended use, i.e. residential construction.
Development potential of the property: the best use of the property is its most efficient use, which is feasible, legally permissible and financially feasible. Taking into account the shape, location, surroundings and urban perspective of the site, the appraisers consider that the existing use for residential development is the best use of the property. Alternative uses have not been considered as the current use is optimal and reasonable under market conditions.
