- 2/14 shares of a land plot located at Skrabinės Village, Rudamina Eldership, Vilnius District Municipality, unique No. 4400-3940-1704, cadastral No. 4177/0500:1203, Rudaminos Cadastral District, area – 0.2284 ha, designated use: other (land use: areas for transportation and utility corridors);
- 2/14 shares of a land plot located at Skrabinės Village, Rudamina Eldership, Vilnius District Municipality, unique No. 4400-3939-9070, cadastral No. 4177/0500:1204, area – 0.2271 ha, designated use: other (land use category: transportation and utility corridor areas).
Value of the mortgaged property: 333,000 euros.
Additional security measures:
- Company guarantee (promissory note for double the amount);
- Surety provided by shareholder and director Roman Yusupov.
Description of the collateral
The collateral consists of three 10-ar land plots intended for residential construction (intended use: areas for single-family and two-family residential buildings), located in Vilnius District Municipality, Rudamina Eldership, Skrabinė Village, at 72, 74, and 80 Beržų St., as well as 2/14 shares of two infrastructure plots (intended use: areas for transportation and utility corridors) associated with these plots. All three plots, intended for residential construction, are approximately rectangular in shape and have relatively flat terrain. All plots were established through cadastral surveys.
The real estate being mortgaged is located in the Nemėžis eldership. The Nemėžis eldership is situated near the Minsk Highway, 8 km southeast of Vilnius. It borders the Rudamina, Rukainiai, and Šatrininkai elderships, as well as the city of Vilnius. The property is located approximately 17 km southeast of downtown Vilnius. The area has partially developed infrastructure: there is a school and a kindergarten, as well as grocery stores; other infrastructure needed by residents is located in the Nemėžis settlement or in the city of Vilnius. The immediate surroundings of the property are dominated by newly constructed single-family and multi-family residential buildings, as well as vacant residential lots without structures.
Factors affecting the property’s value and marketability:
- Good access to the property being appraised (by private vehicle);
- A promising, expanding settlement;
- A quiet location, set back from noisy streets;
- Well-developed social infrastructure within a short distance;
- Underdeveloped public transportation network;
- Not all access roads are paved;
- Given the circumstances mentioned, the property’s location is assessed as good.
In the appraiser’s opinion, each property, i.e., a land parcel with a portion of a common-use land parcel, individually constitutes a complete whole—that is, a single real estate object—and can be sold on the open market as a separate property unit.
After analyzing the specific characteristics of the mortgaged property’s location, the existing documentation, and future prospects, determined that alternative uses of the mortgaged property are not feasible—the mortgaged plots are best suited for their current designated purposes and methods of use, i.e., the construction of residential homes.
The most likely potential buyers of the mortgaged property are private individuals intending to purchase the property and use it for their own needs.
