Objective of the loan

The amount of €780,000 is required for the financing, which will be raised in stages. Part of the loan will be used for the acquisition of a real estate project - a land plot and five unfinished two-storey semi-detached houses with a total design area of 1 299,10 sq. m, located at Pienių st. 28A, 28B, 28C, 28D, 28E, Užliedžių vil., Užliedžių mun., Kaunas d., Lithuania, the other part will be used for the further construction and finishing of the real estate project. The loan will be repaid by refinancing with another financial institution or from the proceeds of the sale of the property under development. The amount to be contributed by the project owner is EUR 420 000.

About the project

Object: Land plot with buildings, located in Kaunas d. municipality, Užliedžių mun., Užliedžių vil., Pienių st. 28A-E, Cadastre No. 5283/0004:1344. Purpose: territory of single-family and two-family residential buildings. Project: construction of five two-bed residential houses. Designer: MB "Archasas" (project manager: Giedrė Karenė (attestation No. 36924)).

The project is a strategically located plot of land in a convenient location in Kaunas district, with the five two-bed residential houses to be built. The project is characterised by modern architectural and engineering solutions, high energy efficiency, well-planned infrastructure and environmental protection. The property is considered to be an attractive investment property, suitable for both permanent residence and long-term investment.

Structures and architecture:

The project consists of 5 semi-detached houses (A, B, C, D, E).
Each house has a total floor area of 259.82 m², a useful floor area of 210.85 m² and a volume of approximately 750 m³.

Site wastewater: infiltration systems are planned, with plastic block units, separate system for each apartment.
Heating: heat pumps with automatic temperature control.
Ventilation: mechanical system with heat recovery, efficiency ≥80%.
Lighting: both natural and artificial light is provided in accordance with the standards, with energy-saving luminaires.

Accesses, paths, pavements and concrete paving areas are provided.
4 parking spaces per house.
No fencing, landscaping to match the terrain and landscape.
