Objective of the loan
The funding requires an amount of €100,000, which will be raised in two phases. The loan will be used by UAB Shopping Centre Puriena to complete the renovation of the shopping centre owned by the company at 74 Rožių Street, Panevėžys, as well as to complete other improvements to the property, i.e. the landscaping of the shopping centre. The loan will be repaid by refinancing with another financial institution or from the proceeds of the sale of the renovated property. The amount to be contributed by the project owner to the project is EUR 50 000.
About the project
UAB Shopping Centre "Puriena" owns a shopping centre at 74 Rožių Street, Panevėžys. The property consists of two non-residential premises - shops (total area of 912,52 sq. m, unfinished reconstruction), an outbuilding (built-up area of 55 sq. m) and a building with a floor area of 55 sq. m), yard structures (yard fencing, yard parking) and a commercial land plot of 0,2592 ha, of which 1217/2592 are owned by the company and the remaining 1375/2592 are leased from the State until 30.03.2098.
The object of the business constitutes a complete whole. In the opinion of the valuer, the use of the property is in accordance with the existing use and alternative uses are not appropriate. The site is served by electricity, urban water supply and sewage. The site is landscaped with concrete paved paths and a fence.
The building is a brick building built in 1987, reconstructed in 2004-2005. The reconstruction is incomplete (79% completion). The main use of the premises (shops) is retail. The premises are spread over one ground floor.
Constructions of the building: foundations - concrete, walls - brickwork, roof - overlapping, covered with ruberoid covering. Windows - plastic frames with double glazing. Communications and engineering equipment: electricity supply, city water supply and sewage inlets. Internal finishes: floor - tiles, walls - painted / tiled / unfinished, ceiling - painted. Renovation work has started (removal of old finishing materials).
