Objective of the loan
The financing requires an amount of EUR 885 000 to be raised in stages. The loan will be used for the acquisition of real estate - two plots of land located at 87B and 87C Baltų avenue, Kaunas and for the start of construction. Both plots are located in the same urban complex. The plots are for residential apartment buildings, with areas of 0,0920 ha and 0,0940 ha respectively. Both plots have received building permits for the construction of multi-family residential buildings, with a planned total floor area of 747,59 sq. m in Baltų Av. 87B and 763,25 sq. m in Baltų Av. 87C. The loan will be repaid either from the proceeds of the sale of the property to be developed or by refinancing with another financial institution at a later stage of the development. The amount that the project owner is committing to the project is EUR 1,400,000.
About the project
The Baltų Avenue project is a new-build residential complex with commercial premises on the ground floor at 87B and 87C Baltų Ave. in Kaunas. The developer is UAB Cube REM, the project was prepared by UAB UGNIUS ir architektai (arch. Ugnius Vasiliauskas, PDV Tomas Jonaitis). Both buildings are classified as residential (3 or more apartments).
The project "Baltų Avenue" is a high quality modern residential and commercial construction project, which will create a modern, comfortable and sustainable lifestyle in Šilainiai. Both apartment buildings comply with the latest construction, energy and environmental standards and Kaunas city development directions.
The vision of the project is to create a modern, aesthetic and functional apartment complex, combining residential and commercial functions in a harmonious way, and making the buildings an attractive part of the Šilainiai community.
The project covers two plots of land located in Kaunas, Baltų Avenue 87B and 87C, with the area of the plots of land of 920 sq. m and 940 sq. m respectively. The zoning is multi-family residential buildings. The density of development is approximately 30 % and the intensity of development is 81 %. Each plot is to be developed with a four-storey apartment building of energy efficiency class A++, green areas, children's playgrounds and parking spaces.
Building architecture and functions
Building 87B Baltų av. 87B has a total floor area of 747.59 m², 10 apartments. Building Baltų av. 87C - 763,52 m² total floor area, 10 apartments. Both buildings are four storeys high, up to 13,5 m high, energy efficiency class A++, acoustic comfort class C, fire resistance class II. The ground floors are planned for commercial premises, the upper floors for residential apartments with balconies or terraces. A geothermal heating system with heat pumps and heat recovery is planned.
Territorial solutions
Both plots will be equipped with parking lots (87B - 11 spaces, 87C - 10 spaces, one for disabled persons), a 50 m² children's playground, and a green area of about 46%. Pedestrian walkways, bicycle storage, ramps and LED lighting are planned.
Architectural solutions
The architecture of the buildings is based on modernist principles - clear lines, rational form, aesthetic facade. Natural materials are used, in harmony with the surroundings, such as vertical cladding, facade panels, anthracite and wood tones. The design of the surroundings provides for green recreation areas, landscaped courtyards, ensuring good insulation and acoustic comfort.
Engineering infrastructure
The project is connected to the city's networks - water supply and sewage (UAB Kauno vandenys), electricity (AB ESO), heat supply (AB Kauno energija) and communication lines. The buildings are equipped with individual heat metering systems, heat recovery ventilation system, LED lighting, telecommunications and automation networks.
Urban integration
The project harmoniously integrates into the urban structure of Šilainiai, complementing the visual corridor of Baltai Avenue. The scale and architecture of the buildings form a modern, compact ensemble of apartment blocks, reinforcing the local identity.
